Littleton Planning Board unanimously approves 550 King Street commercial phase permits

LITTLETON — March 5, 2026 — Littleton Planning Board unanimously approved the commercial and mixed-use first phase of the 550 King Street King Street Common development at its March 5 meeting. The board voted 4-0 twice — once to approve an amendment to the definitive subdivision plan and once to approve the stormwater review and site plan for Phase 1 Commercial/Mixed-Use Development — with both decisions adopted per draft decisions reviewed by Town Counsel and subject to final language on two traffic conditions. Chair Jeffrey Yates, Vice Chair Daryl Baker, Clerk Bartlett Harvey, and member Mark Montanari were all present. A notable condition in the site plan approval requires developer Lupoli Companies to include four affordable housing units in Building 1300, a voluntary commitment that Yates said "accelerates the creation of affordable units" beyond what the town's Inclusionary Housing Bylaw required at this phase. Lupoli representative Morgan Pierson called the commitment "a very real indication to the community" of the developer's good faith, while acknowledging it carries "a substantial impact on the economics of the project." The companion residential hearing — JLB King Street Residences Phase 1 — was continued to March 19, 2026, with no discussion, and Lupoli said it expects to file a change-of-use application for 410 Great Road, which would carry a substantial affordable housing component, the following week.
