Littleton Planning Board Opens King Street Common Retail Hearing, Continues to January

LITTLETON — December 15, 2025 — Littleton Planning Board opens first site plan hearing for King Street Common retail phase, pressing developer on street activation and affordable housing. The board received a detailed presentation from the LaPoli Companies on retail phase one at 550 King Street — five buildings totaling more than 300,000 gross square feet, 44 rental residential units above a 487-space wrapped parking garage, and an interior pedestrian walkway as the project's centerpiece. Morgan Pearson, Senior Vice President of Development for LaPoli, announced the company had received MEPO approval and sewer connection authorization within the past week, calling the timing "pivotal." Board member Anna distributed 2021 renderings showing active King Street storefronts and pressed the team to explain the departure, stating, "This is what we were told in 2021 and that I've been expecting and looking forward to see." The board identified three areas requiring revision before approval: greater King Street facade activation, clearer pedestrian connectivity between the 410 Great Road senior housing site and the retail core, and a definitive inclusionary housing phasing plan. Pearson proposed concentrating substantially all 81 required affordable units — including roughly 40 deeply affordable units — into a single senior housing building at 410 Great Road, targeting a formal submission in the first quarter of 2026. The hearing was continued unanimously to January 8, 2026, at 7:30 p.m.
