Littleton Planning Board votes to schedule public hearing on revised ADU bylaw

LITTLETON — July 9, 2026 — Littleton Planning Board advances ADU bylaw revisions and opens hearing on 86-unit affordable senior housing project. The board voted unanimously Thursday to schedule a public hearing, targeted for September, on a revised accessory dwelling unit bylaw, settling on a 900-square-foot maximum unit size — the state-mandated floor — along with a prohibition on short-term rentals, a single-ADU-per-lot limit, and a common ownership requirement tying the principal dwelling and any ADU to the same owner. Outside zoning counsel provided guidance on a planned "finding" provision that would give the Zoning Board of Appeals a review checkpoint when proposed ADUs involve expansion of nonconforming structures, without triggering state attorney general objection to special permit requirements. The board also opened a site plan and stormwater permit hearing for 86 units of deeply affordable senior housing at 410 Great Road, proposed by the LaPoli Companies and nonprofit partner HSL at 30 to 60 percent of area median income — a project one board member called "the best thing that has come through the door" in 25 years of service. Both the senior housing hearing and a companion hearing on a 23,500-square-foot anchor retail building and bank at 550 King Street were continued to August 6.
