Littleton Planning Board hears plan for 88-unit deeply affordable senior housing at 410 Great Road

LITTLETON — June 4, 2026 — Littleton Planning Board receives informal pitch for 88-unit deeply affordable senior housing building at 410 Great Road. Morgan Pierson of Lupoli Companies and Kim Brooks, executive vice president of Hebrew SeniorLife, told the board Thursday that a five-story, 83,204-square-foot building with 88 one-bedroom units at approximately 630 square feet each is proposed for the western portion of the 410 Great Road parcel, targeting residents at 60 percent of area median income with an emphasis on maximizing 30 percent AMI units. Brooks described a financing timeline running through the state tax credit system — the only capital source available for such projects — with a realistic pre-application to the state in fall 2027 and groundbreaking no sooner than 2029. "It's been 25 years in the making," member Mark Montanari said, urging the board to push the project forward without delay. Mark Ranacher, serving on both the Affordable Housing Trust and the Select Board, warned that a November Town Meeting funding article is possible but would require the development team to submit a funding request to the trust within weeks. The board voted 5 to 0 to approve its May 14 meeting minutes and gave Town Counsel direction to draft revised language for Condition 20 of the pending King Street Common site plan decision, tying the KSC Green completion requirement to the fifth first-phase retail building rather than the third, with an additional trigger upon prolonged cessation of construction.
