Littleton Planning Board Opens Hearings on 318-Unit King Street Apartment Complex
LITTLETON — February 12, 2026 — Littleton Planning Board opens consolidated hearings on 318-unit apartment building and revised King Street retail, continues both to March 5. The board heard the first formal public presentations on JLB Realty's proposed five-story, 318-unit for-rent apartment complex at 550 King Street, the former IBM campus, featuring a 711-space parking garage and amenities including three courtyards and a resort-style pool. Morgan Pearson of Lupoli Companies and Mark Seck of JLB Partners told the board the project exceeds a 1.5-parking-space-per-unit ratio, will be all-electric, and is projected to add $1.25 million in annual property tax revenue from the residential phase alone, with $3 million to $5 million projected at full buildout. Board Chair Jeffrey Baker said Lupoli Companies has committed to delivering all required affordable units upfront at 410 Great Road under a forthcoming memorandum of understanding with the Select Board, with financial penalties for any shortfall. On the retail side, architect Dave Snell of PCA presented revisions to buildings 1200, 1400, and 1500 along King Street — including corner entries, varied dormers and materials, a new porch element, and raised sidewalks — with all traffic, stormwater, and fire peer reviews complete and conditions accepted by the applicant. Resident Margo Blumstein urged the board to reject any form-based code waivers, quoting developer Sal Lupoli's 2021 pledge to focus on small shops integrated with the town common.
