Littleton Home Prices Hold Above $860,000 As Trust Transfers Dominate Recorded Deeds

LITTLETON -- Nine of the 19 property transfers recorded in Littleton over the past month disclosed a sale price, with the top sale at 51 Hartwell Ave fetching $1,675,000. More than half of all recorded deeds involved trust, estate or family transactions with no price attached, according to South Middlesex Registry of Deeds records covering June 26 through July 25.

MARKET OVERVIEW The registry recorded 19 property transfers in Littleton during the period. Of those, nine disclosed a sale price, ranging from $300,000 to $1,675,000, with a median of $860,000 among the disclosed sales. The remaining 10 transfers -- largely shifts of ownership into revocable trusts or between family members -- carried no disclosed consideration amount, which is standard for those transaction types. Based on raw volume, 19 recorded deeds over four weeks represents a full month of transfer activity in town, though with less than half of those transactions reflecting a disclosed arm's-length price, the data offers only a partial view of where market values stand this period.

Caldwell Tr. and an associated revocable trust.

NEIGHBORHOOD BREAKDOWN No street recorded more than one sale during the period, so no single-street cluster emerged in the data. By price tier among the nine disclosed sales: one sale, 75 Colonial Dr at $300,000, fell under $500,000. Six sales fell between $500,000 and $1 million: 3 Pickard Ln ($575,000), 221 Whitcomb Ave ($650,000), 205 Great Rd ($776,000), 52 Bulkeley Rd ($860,000), 23 Meadow Dr ($965,000) and 12 Farmstead Way ($975,000). Two sales topped $1 million: 14 Stoneystream Ln ($1,450,000) and 51 Hartwell Ave ($1,675,000).

MARKET NOTES Ten of the 19 recorded transfers -- more than half -- were trust, estate or within-family transactions without a disclosed price, involving properties on Russell Street, Florence Street, Croft Circle, Porter Road, Cypress Lane, Moore Lane, Whitetail Way and Long Lake Road, plus one Littleton parcel listed without a street address. Several of these moved ownership from an individual directly into a revocable trust bearing the same name. Two transactions involved limited liability companies on the selling or buying side: 75 Colonial Dr, sold by CHKT LLC to Maxwell Bressi for $300,000, and 512 King St, transferred from Lupoli Manh Realty LLC to King Street LLC with no price disclosed. A third, 205 Great Rd, sold from Carol A. Flagg Tr. and the Great Road Realty Trust to T O Dutcher Mason And Building Contractor LLC for $776,000. One set of names appears on both sides of the disclosed-price sales: David Eschen and Colbie Eschen bought 23 Meadow Dr for $965,000 on July 2, the same day David W. Eschen and Colbie Leigh Cookson sold 3 Pickard Ln for $575,000.
