Littleton Median Sale Price Reaches $678,000 as Upper-End Deals Drive Month's Results

LITTLETON -- Three properties changed hands for more than $1 million during the four-week period ending July 11, led by a $1,450,000 sale on Stoneystream Lane, as 18 deeds were recorded across a wide range of transaction types.

MARKET OVERVIEW

Eighteen deeds were recorded in Littleton between June 12 and July 11, 2026. Sale prices were disclosed in 10 of those transactions. Among the 10 priced sales, the range ran from $275,000 to $1,450,000 and the median was $678,000. The remaining eight transfers carried no disclosed consideration — a routine occurrence in deed records when transactions involve trust formations, estate conveyances, or nominal-value family transfers. Eighteen total recordings in a four-week period represents moderate activity for a town of Littleton's size, with the priced transactions spread across a notably broad price band.

TOP SALES

The month's highest-priced transaction was 14 Stoneystream Lane, which sold June 26 for $1,450,000. Michael T. Bock and Cara E. Bock were the sellers; Adam Ceresia and Caitlin Ceresia were the buyers.

3 McIntosh Lane followed at $1,290,500, recorded June 18. April M. Liles and Jared H. Liles sold the property to Mangesh Phadnis and Manjiri Joshi.

1 Ft. Pond Hill Road sold June 18 for $1,050,000. Joshua M. Roffman and Kelleigh A. Roffman, trustees, conveyed the property to Jennifer W. O'Brien and Brendan O'Brien.

205 Great Road sold July 1 for $776,000. The seller was Carol A. Flagg, trustee of the Great Road Realty Trust; the buyer was T O Dutcher Mason and Building Contractor LLC.

3 Checkerberry Lane rounded out the top five at $706,000, closing June 25. The sellers were Alix Smullin and the estate of Frederic Bernstingle; Brian T. Bresnahan and Allyson C. Quinn were the buyers.

NEIGHBORHOOD BREAKDOWN

The upper tier — three sales above $1 million — was geographically distributed, with Stoneystream Lane, McIntosh Lane, and Ft. Pond Hill Road each recording one transaction. Four sales fell in the $600,000-to-$800,000 range: Great Road ($776,000), Checkerberry Lane ($706,000), Whitcomb Avenue ($650,000), and Wychwood Drive ($645,000). The three sales below $600,000 were Concord Drive ($539,900), Colonial Drive ($532,000), and Andrea Street ($275,000). Great Road was the only street to record more than one deed during the period: 205 Great Road sold for $776,000, while 508 Great Road transferred with no disclosed price.

MARKET NOTES

Eight of 18 recorded deeds carried no disclosed consideration. Several follow a pattern in which grantors and grantees share the same surname — 7 Cypress Lane (Zhang/Huang), 24 Moore Lane (Dupuis), 10 Long Lake Road (Buckley), 3 Kimloch Street (Cruz/Cousineau), 128 Whitcomb Street (Light), 508 Great Road (Bell), and 25 Whitetail Way (Olson) — consistent with title transfers into revocable living trusts or between family members. Deed records do not disclose reasons for these transfers. One additional no-price deed in the dataset listed no street address, identified only as a Littleton conveyance from Christine E. Ofsthun to the Ofsthun Family Trust.
