Foster Street sales anchor active July for Littleton home prices

LITTLETON -- Nineteen properties changed hands in Littleton between July 3 and Aug. 1, according to deeds recorded at the South Middlesex Registry of Deeds, with disclosed sale prices ranging from $300,000 to $1,250,000.

MARKET OVERVIEW The registry recorded 19 transfers during the period, though only nine listed a sale price; the remaining 10 were recorded without consideration disclosed, a common feature of trust, estate and family transfers. Among the nine disclosed sales, prices ranged from $300,000 for a condominium unit at 75 Colonial Drive to $1,250,000 for a single-family home at 186 Foster Street. The median disclosed sale price was $975,000. With 19 recorded transfers in a single month, deed activity was active by raw count, though more than half involved no disclosed price, limiting a full picture of market value.

TOP SALES The month's highest-priced sale was 186 Foster Street, which sold for $1,250,000 on July 13. The sellers were Nancy E. Catalini Chew, trustee, and the Lang Investment Trust; the buyers were Maya Mirson Tohme and Eli Edward Laipson Williams. Close behind, 81 Tahattawan Road sold for $1,225,000 on July 16; sellers Stephen P. Roach and Amy L. Hilbert, as trustees, conveyed the property to Erin and William Bartlett. At 196 Foster Street, Janelle S. Tiernan sold to Margaret Dolan and Thomas D. Versoi for $1,110,000 on July 17. Rounding out the top tier, 5 Gray Farm Road sold for $985,000 on July 15, with sellers David and Anne Neary conveying to Thomas and Amy Dennehy, and 12 Farmstead Way sold for $975,000 on July 8, with sellers Kimberly A. and Michael J. Lynn conveying to Justin M. and Wendy Charles.

NEIGHBORHOOD BREAKDOWN Foster Street saw two of the month's highest-priced sales: 186 Foster Street at $1,250,000 and 196 Foster Street at $1,110,000, together accounting for two of the top three transactions. King Street also recorded two transfers -- 100 King St. and 512 King St. -- though neither disclosed a sale price. By price tier among the nine disclosed sales, three topped $1 million (Foster Street twice and Tahattawan Road), four fell between $500,000 and $1 million (Gray Farm Road, Farmstead Way, Patricia Way and Great Road), and two sold below $500,000 (Buttercup Lane and Colonial Drive). The remaining addresses -- including Worcester Drive, Narcissus Road, Sandas Point, Harwood Avenue, Russell Street, Jeannette Way and Florence Street -- each recorded a single transfer with no shared street pattern.

MARKET NOTES At least six of the 19 recorded transfers appear to be trust or estate-related transactions within the same family or individual rather than open-market sales: properties on Sandas Point, Harwood Avenue, Russell Street, Jeannette Way and Florence Street were each conveyed from an individual to that same individual acting as trustee, or between related trusts, and none of those disclosed a sale price. A seventh, at 2 Worcester Drive, listed identical names as both seller and buyer. This pattern is common in deed records and does not by itself indicate a market sale. Property types among disclosed sales were mostly single-family homes, with two condominium unit sales -- 31 Patricia Way Unit 31 at $755,000 and 6 Buttercup Lane Unit 27 at $325,990. No square footage or bedroom/bathroom data was available from deed records for any transaction.
