The board voted 4-0 Wednesday to allow homeowner Joe Kidd to add a family room at 9 Aspen Road and consolidate an upper-level master suite into a single space, provided revised plans are resubmitted confirming the property will not exceed six rooms under an existing two-bedroom deed restriction. The property's septic system was confirmed as a 220-gallon-per-day unit — strictly two-bedroom capacity — leaving no room for expanded flow calculations. Acting Chair Kevin Davis noted the decision followed the board's established practice of permitting one room above the five-room baseline on deed-restricted two-bedroom systems. The board then continued a parallel discussion on formalizing that practice into written regulation, reviewing a Lunenberg Board of Health rule as a model; draft language addressing room-size thresholds, basement treatment, walkout-versus-bulkhead distinctions, and the state's new accessory dwelling unit law is expected in four weeks.
